Privacy Policy

This Privacy Policy explains how TideCRE, Inc. ("TideCRE", "we") collects, uses, and protects information when you use the TideCRE application (the "Service"). It applies to users in the United States.

Information we collect

Account information. When you sign up, our authentication provider (Clerk) collects your name and email address and manages your login credentials on our behalf.
Documents you upload. Offering memoranda, rent rolls, tax bills, and similar files you provide for analysis, plus the structured data we extract from them.
Deal and usage data.The deals you save, the assumptions you set, and basic usage activity (such as how many analyses you've run) used to operate the Service and enforce plan limits.
Payment information. Handled by Stripe. We receive your subscription status and limited billing details — we never receive or store your full card number.

How we use AI to process your documents

To extract data from the documents you upload, we send their contents to our AI provider, Anthropic, which processes them and returns structured results.

Your uploaded documents and the data extracted from them are not shared with other users, and are not used to train AI models. We use Anthropic's API under terms that prohibit using your inputs for model training.

How we use your information

To provide the Service — extracting data, running models, and saving your deals.
To operate your account, process subscriptions, and enforce plan limits.
To communicate with you about your account, security, and Service updates.
To maintain, secure, and improve the Service.

We do not sell your personal information.

How your information is stored

Uploaded files and analysis caches are stored in private cloud storage (Vercel Blob).
Your account and saved-deal records are stored in our database (NeonDB / PostgreSQL).
Some draft and preference data is cached locally in your browser's storage on your device.

Service providers

We share information only with vendors that help us run the Service, under contractual protections:

Anthropic — AI document processing.
Clerk — authentication and account management.
Stripe — subscription billing and payments.
Vercel — application hosting and file storage.
Neon — database hosting.

We may also disclose information if required by law or to protect our rights, users, or the public.

Data retention

We retain your account and deal data for as long as your account is active. You can delete saved deals at any time, and you can request deletion of your account by contacting us. We may retain limited records as required for legal, accounting, or security purposes.

Your choices and rights

You can access and update your account information, delete saved deals, and request account deletion at any time. California residents have certain rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information we collect, to request its deletion, and not to be discriminated against for exercising these rights. Because we do not sell personal information, no opt-out of sale is necessary. To exercise any right, contact us at support@tidecre.com.

Children's privacy

The Service is not directed to children under 18, and we do not knowingly collect their information.

Changes to this policy

We may update this policy from time to time. If we make material changes, we will notify you by email or an in-app notice and update the "Last updated" date above.
